
Brickell is where most people start when they look at Miami condos, and it is also where most people get lost. Dozens of towers stand within a few blocks of each other. Many have similar names, and asking prices run from the low $300,000s to several million dollars. Here is a straight comparison of 14 buildings that buyers search for most, with the numbers side by side.
Every price and size below is the asking-price range of listings shown on this site's Brickell condo directory on September 21, 2026. These numbers change every day. Use them to narrow your search, then check live listings before you decide.
How Brickell is laid out
Brickell is easier to read as three strips than as one neighborhood:
Brickell Avenue and Brickell Bay Drive, along the water. These are the older bayfront towers and some of the most recognizable new ones, with the widest price ranges.
The blocks west of Brickell Avenue, around SE/SW 7th to 15th Streets and S Miami Avenue. Most of the higher-density towers are here, close to Brickell City Centre and the Metromover.
Along the Miami River, at the north edge. These are river-view buildings at lower entry prices.
Brickell Key, the island just east of the neighborhood, is a separate market and is not covered in this guide.
Entry-level towers: asking prices mostly under $700K
Fortune House · 185 SE 14th Terrace · $318K – $415K · 600 – 950 sq ft
Latitude on the River · 185 SW 7th Street · $335K – $650K · 451 – 1,500 sq ft
Le Parc at Brickell · 1600 SW 1st Avenue · $350K – $790K · 488 – 1,500 sq ft
Vue at Brickell · 1250 S Miami Avenue · $385K – $785K · 737 – 1,600 sq ft
Skyline on Brickell · 2101 Brickell Avenue · $450K – $965K · 791 – 2,700 sq ft
These five have the lowest entry prices of the 14. The spread inside each building matters as much as the entry price. At Latitude on the River, the largest units are more than three times the size of the smallest. At Fortune House, every unit sits in a narrow band, so price differences come mostly from floor, view and condition.
Skyline on Brickell is the only building in this group on Brickell Avenue itself, and its units start larger (791 sq ft).
Heavily searched towers: from about $400K, with very wide spreads

1010 Brickell · 1010 Brickell Avenue · $459K – $1.9M · 442 – 2,200 sq ft
Brickellhouse · 1300 Brickell Bay Drive · $510K – $7.9M · 355 – 6,500 sq ft
Each of these names draws thousands of searches a month; "1010 Brickell" alone gets about 6,600. They are also the buildings where comparing one listing to another is hardest, because the cheapest and the most expensive units are almost different products.
Brickellhouse is the extreme case. Its listings range from a 355 sq ft studio to a 6,500 sq ft residence, and from about $510K to $7.9M. When you see its name in a search, check the size before the price.
Upper-range towers: starting around $650K and up

Bristol Tower · 2127 Brickell Avenue · $1.2M – $7.2M · 1,200 – 5,900 sq ft
Here the starting unit is larger and the building itself becomes part of the price: bayfront position, finishes and amenities. Bristol Tower does not list anything under 1,200 sq ft. Echo Brickell runs from a 690 sq ft unit to an 11,100 sq ft residence.
Five things to check in any Brickell building before you make an offer
1. HOA fees, and what they cover. Two units at the same price can carry very different monthly association fees. Ask what is included: insurance, water, cable and internet, valet, amenities. Compare the fee per square foot, not the total.
2. Structural reports and reserves. After the 2021 Surfside collapse, Florida now requires milestone structural inspections and structural integrity reserve studies for condominium buildings. Ask for the latest reports, the reserve balance and any special assessment that has been approved or proposed. An assessment can add tens of thousands of dollars to the real cost of a unit.
3. Rental rules. If you plan to rent the unit, read the association's documents before you sign. Many Brickell buildings set minimum lease terms or limit how often a unit can be leased. Short-term rentals are restricted in many of them.
4. Flood zone and insurance. Brickell sits on the bay. Ask about the building's flood zone and the unit owner's insurance costs, not just the master policy.
5. Association approval. Some associations must approve new owners or tenants. Ask how long it takes and what documents they require, especially if you are buying from outside the United States.
